The Security Challenge
A Dallas-area HOA was frustrated with repeated overnight trespassers using their community pool. The late-night parties were loud, created liability concerns, and violated state laws—yet HOA members only learned about the issue after receiving angry calls from neighbors the next morning.
Beyond noise complaints and legal exposure, the HOA also faced increased maintenance costs and property damage from unauthorized pool use. Broken furniture, trash cleanup, and higher chemical usage added unnecessary expenses, making it clear that a stronger, proactive security solution was needed to protect both residents and HOA resources.
Our Partner’s Approach
American Security Devices was brought in to help the HOA stop after-hours pool intrusions before they turned into bigger problems.
Their team installed two AI-powered human detection cameras, an NVR, and a CHeKT Video Control Panel to create a virtual guard for the pool area. Each night, the system arms automatically and instantly alerts the 24/7 central station if a person is detected. Operators can immediately view live footage, confirm whether the activity is a true threat, dismiss false alarms, and dispatch police only when necessary—ensuring fast, accurate response without unnecessary calls.
Although this site did not initially include an IP speaker for audible warnings, the HOA has the option to easily add one in the future for real-time voice deterrence.
The CHeKT Outcome
With the new system in place, the HOA now has a virtual pool guard watching over the property every night. The benefits were clear:
- Quick Setup: The solution was installed and activated quickly, minimizing disruption.
- Proactive Protection:Trespassers are detected and dealt with in real time, not after residents complain.
- Scalable Solution: The system can be easily expanded or integrated with additional devices as needs change.
The CHeKT Video Control Panel’s open platform works with any alarm panel, triggering device, or ONVIF camera—delivering a flexible, future-proof solution that saves the HOA both time and money.
Why Proactive Visual Security Matters
Having “eyes on the site” after hours means the HOA no longer worries about what’s happening at the pool when no one’s around. Now, when someone jumps the fence after hours, the system immediately detects them, and CHeKT Visual Verification allows the central station to visually verify what’s happening before taking action.
This leads to fewer false alarms, faster police response, and a much quieter night for everyone in the neighborhood.
